We all know how important photos are to a successful rental property listing. They are what capture the attention of potential renters as they scan the sea of options. However, we don’t all have a professional photographer at our disposal, so you make due with snapping photos on your phone or digital camera. They just never quite do the space justice. Sound familiar?
 
While hiring a pro is a must for property listings, there are a few things you can avoid in your own photos in the meantime. The following are the top five things you are probably doing wrong in your property photos:
 

1. Closing the Blinds or Curtains

 
There is never a good enough reason to close those curtains. We want light to pour in to the room! Through taking away that additional sunlight, you make your images really something dull. Thus you should open up these curtains and let the sunshine welcome renters in! If your flash turns off while you do this, strive changing the flash setting so it's always on. 
 
If you happen to involved in regards to the view exterior of the window, play with the flash choices and photograph on the brightest time of day to “blow out” the outside view.
 

2. Turning Off the Lights

 
Same principle as the curtains, you want there to be as much light as possible. Additionally, light fixtures that are seen in photos but not turned on will make a room feel cold and empty. Just seeing a light fixture glow instantly warms up a space visually. So flip those switches before you snap that photo!
 

3. Stacking Papers on Your Desk

 
Even if you have to move all those stacks of papers and knick knacks to the next room while you take pictures, be sure to clear all flat surfaces. It’s amazing how just a small stack of letters or papers can add so much visual clutter, which makes those walls feel much more closed in than they truly are. 
 
We grow accustomed to our clutter, so cleaning beyond your comfort zone will ensure that potential renters can clearly envision themselves in your space. So go ahead and clean beyond what you would be comfortable with. Clear that desk completely of papers and watch your space instantly feel roomier!
 

4. Standing on a Ladder

 
While it may seem like a good idea to stand up high and look down at the space, you are much better off crouching down a bit. Ideal shooting height is approximately 5′ from the ground, with the camera pointing straight ahead (be careful not to tilt it up or down). This will help the space open up more and present a more inviting point of view for possible renters. 
 
Also, the less distorted an image is, the easier it will be for potential renters to get a feel of the space. Tilting the camera down just distorts all the vertical lines and makes it tougher to feel the space.
 

5. Keeping it Neutral

 
When you sell a property, you are told to keep the interiors neutral so they act as a blank canvas for potential buyers. For vacation rentals, however, people want personality! So make your spaces stand out by adding in pops of color and fun decor. 
 
Be sure to keep the look clean and simple, but a few splashes of color and layers of textures can go a long way in adding interest. So go ahead and toss in those throw pillows! Bonus: be sure your decor ties in with your location to add even more appeal for renters!
